I can't tell you how many homeowners I've worked for, with similar complaints. If they would have only done that, then they wouldn't need to do this and that's how it usually works.

In other words, if you don't know what you're looking at or what you're looking for, there's a good chance that you're not going to find it. I created this house inspection checklist, to provide property owners with a few more clues.

When are you going to quit giving all of your hard earned money to contractors and learn a little more about your home and some of the problems that could end up costing you, a ton of money in the future. The only way that I could make it any easier for you would be to actually inspect your property, myself.

Obviously, that would defeat the purpose of the book and still cost a lot of money. If you don't have a lot of money to waste, you don't have a choice, you need to learn more about your home and property.

You've heard it before, but I'm going to tell you again, you can pay me now or you can pay me later. The only difference is you can pay a little now, but I guarantee that you're going to pay a lot later.

Why Should I Waste My Time, When I Can Hire A Home Inspector Who Has Plenty Of Experience?

That's a good question, the only problem with the answer is that you really don't know for sure, that this person has enough experience. I worked with a guy who was a licensed general contractor for over 30 years, trust me, he didn't qualify as someone with experience, but played the experience card, constantly.

He convinced almost every homeowner that we worked for, that his experience, combined with my experience, provided them with the best of both worlds. He was right about one thing, if it wasn't for my experience, the homeowners would have been in trouble.

If there is no way of knowing for sure, that your home inspector has enough experience to realize the difference between a small problem or a big problem, you're screwed.

If the home inspector needs to get home, because his favorite television show starts in an hour, you're not going to get the best inspection.

Do yourself a financial favor and learn how to inspect your property, yourself. If you're going to rely on someone else, you could end up with extraordinary home repair bills, in the future, because they either didn't have enough experience or didn't spend enough time, inspecting your property.

 

 
 
   

Here Are A Few Sample Estimates, That Could Put Things Into Financial Perspective.

Roof repair, interior and exterior wall repair, flooring repair, mold removal, structural framing repairs and new paint.

Total Cost Of Home Repairs: $6,400

Increase In Property Value: 0

Kitchen faucet replacement, new water lines, oak cabinet damage repairs, toxic mold removal, wall repairs, framing repairs and paint.

Total Cost Of Home Repairs: $4,900

Increase In Property Value: 0

New shower installation, ceramic tile, fixtures, shower door, structural floor and wall framing repairs, drywall replacement, new flooring, closet repairs, new carpeting and paint.

Total Cost Of Home Repairs: $24,900


Increase In Property Value: 0 however, if the rest of the bathroom would've been remodeled, (estimated cost to remodeled bathroom - $12,000) they could have added about $12,000 to the value of the property. Depending upon the current housing market.

Now for the last one on the list, even if I can't get you motivated, to inspect your property, this one should.

Building foundation repaired, structural framing repaired and upgraded, new flooring, windows, doors, exterior siding, interior wallboard and paint.

Total Cost Of Home Repairs: $47,500

Increase In Property Value: Possibly $10,000, but would depend upon the current housing market.

The main point I would like to drive home, for any building owner is that repairs usually don't increase the value of your property. Adding on another garage, bathroom, bedroom or even a family room, could increase the value of your property.

Fixing a broken water pipe, structural crack or roof damage, because a tree fell on top of your home, isn't going to provide you with much of an increase, in property value.
